Vacant, this mid-century home lacked lighting and a functional floorplan. Off the narrow entry to the right was a long and carpeted room engulfed in original cedar paneling and no overhead lighting. A fireplace to one side threw off the balance of the room was a sea of paneling and carpet filled the rest of the space.
To the left of the entry was a room with the kitchen’s bar, a fireplace, and a 1990’s era chandelier swagged across to the center. and across the back were some pretty french doors. Too big to be just a dining- too small to do much else and no walls to work with. The agent was concerned about the home lingering on the market.
Most buyers would have left this home with no idea of layout or style but we left with a plan…..

We added sleek contemporary furnishings in white with accents of blue turning to define the space — turning the oversized living room into a formal living AND dining. Stylish artwork broke up the paneling while lamps set with timers ensured no buyers would walk into a dark home.
Odd space off the kitchen? We added a small top pub dinette in the back corner and that left enough space for an entire family room- making use of every inch of square footage.
Defining these spaces took the guesswork out of the equation for buyers, made for great photos, and gave the perception of added additional living space.
After staging and professional photos the home was listed for $350,000 which is where the agent expected it to sell – not higher.
Multiple offers came rolling in and an agreement was made for $410k CASH – sight unseen only based on photos and videos with the buyers’ agent. Believe it or not, this wasn’t even the highest offer, but we all know cash is king. This savvy agent closed in 47 days and made a shocking return on their investment.
